The affordable housing lottery has launched for 159 Boerum Street, a new 19-story residential development in East Williamsburg, Brooklyn. Designed by Aufgang Architects and developed by Slate Property Group in partnership with Avenue Realty Capital and SD Builders and Construction LLC, the structure yields 162 residences. Available on NYC Housing Connect are 49 units for residents at 60 to 130 percent of the area median income (AMI), ranging in eligible income from $50,298 to $218,010.
Amenities include pet-friendly policies, concierge, common area Wi-Fi, gym, bike storage lockers, parking garage, a rooftop terrace, and an on-site resident manager. Units come equipped with washers and dryers, dishwashers, air conditioning, intercoms, energy-efficient appliances, and name-brand kitchen appliances. Tenants are responsible for electricity including electric stove, heat, and hot water.
At 60 percent of the AMI, there are 15 studios with a monthly rent of $1,467 for incomes ranging from $50,298 to $74,580, and 18 one-bedrooms with a monthly rent of $1,536 for incomes ranging from $52,663 to $83,880.
At 125 percent of the AMI, there are four one-bedrooms with a monthly rent of $3,430 for incomes ranging from $117,600 to $174,750, and three two-bedrooms with a monthly rent of $4,040 for incomes ranging from $138,515 to $209,625.
At 130 percent of the AMI, there are nine two-bedrooms with a monthly rent of $4,215 for incomes ranging from $144,515 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 18, 2024.
