1510 Broadway in Bedford Stuyvesant, Brooklyn via NYC Housing Connect

Construction is wrapping up on 1510 Broadway, an eight-story residential building in Bedford-Stuyvesant, Brooklyn. Designed by Gluck+ and developed by MacQuesten Development, East Brooklyn Housing Development Corporation, and the Local Development Corporation of East New York, the structure will yield 108 rental units in studio- to three-bedroom layouts with 90 dedicated to affordable housing and the remaining 18 set aside for formerly homeless residents referred through city and nonprofit programs. The project will also house 9,000 square feet of ground-floor commercial space. The property is located on a formerly vacant lot bound by Jefferson Avenue to the north, Hancock Street to the south, Broadway to the northeast, and Saratoga  Avenue to the west.

Recent photographs show the finished look of the building’s exterior, which is composed of white, gray, and blue paneling surrounding a grid of rectangular floor-to-ceiling windows. The L-shaped structure rises from a podium that occupies the full footprint of the plot and is topped with a communal terrace in the triangular void between the building’s wings. Setbacks on the upper floors are lined with metal railings for additional terraces.

The rear western elevation is left blank where the building abuts the corner holdout at the intersection of Hancock Street and Saratoga Avenue.

Amenities at 1510 Broadway include pet-friendly policies, a recreation room, bike storage lockers, a shared laundry room, common area, Wi-Fi throughout the building, package lockers, outdoor terraces, and an on-site resident manager. Homes come with energy-efficient appliances, air conditioning, and hardwood floors.

The nearest subway from the site is the J train at the elevated Halsey Street station directly adjacent to the property on Broadway.

    As too often the base floor is terrible, but the floors above are rather interesting. And thankfully this isn’t more housing for the wealthy. A very good project all around.
