The affordable housing lottery has launched for Union Channel, a nine-story mixed-use building at 240 3rd Avenue in Gowanus, Brooklyn. Designed by Fogarty Finger and developed by Tavros Capital, the structure yields 224 residences. Available on NYC Housing Connect are 58 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $31,989 to $167,700.

Amenities include a garage, common area Wi-Fi, bike storage lockers, gym, yoga and dance studio, pool, media room, business center, storage, package lockers, and a rooftop terrace. Residences come equipped with washers and dryers, air conditioning, hardwood floors, charging outlets with USB ports, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 40 percent of the AMI, there are four studios with a monthly rent of $848 for incomes ranging from $31,989 to $49,720; four one-bedrooms with a monthly rent of $874 to $903 for incomes ranging from $33,292 to $55,920; 13 two-bedrooms with a monthly rent of $1,071 for incomes ranging from $41,109 to $67,080; and two three-bedrooms with a monthly rent of $1,225 for incomes ranging from $47,452 to $77,040.

At 60 percent of the AMI, there are five studios with a monthly rent of $1,315 for incomes ranging from $48,000 to $74,580; seven one-bedrooms with a monthly rent of $1,403 for incomes ranging from $51,429 to $83,880; ten two-bedrooms with a monthly rent of $1,671 for incomes ranging from $61,680 to $100,620; and one three-bedroom with a monthly rent of $1,919 for incomes ranging from $71,246 to $115,560.

At 100 percent of the AMI, there are three studios with a monthly rent of $2,249 for incomes ranging from $80,023 to $124,300; one one-bedroom with a monthly rent of $2,404 for incomes ranging from $85,749 to $139,800; and six two-bedrooms with a monthly rent of $2,872 for incomes ranging from $102,858 to $167,700.

At 130 percent of the AMI, there are two studios with a monthly rent of $3,447 for incomes ranging from $118,183 to $161,590.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 3, 2024.
