Permits have been filed for a nine-story residential building at 35-20 149th Street in Flushing, Queens. Located between 35th Avenue and Northern Boulevard, the lot is near the Main Street subway station, served by the 7 train. Sungmi Son of EKKO is listed as the owner behind the applications.
The proposed 91-foot-tall development will yield 23,102 square feet designated for residential space. The building will have 29 residences, most likely rentals based on the average unit scope of 796 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and seven enclosed parking spaces.
George Jeng of Jeng Architect is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

It is interesting that the Northern Boulevard corridor in Flushing has attracted so much construction in recent years. Often, it is low-rise retail buildings that are replaced. This lot is just north of Northern. Owing to the subway’s late arrival in 1928 and the onset of the Depression and WWII, Flushing missed the usual apartment building boom and remained largely older wooden houses until the 1950s-1960s. There are older frame houses just across the street from this project.
