Permits have been filed for a four-story mixed-use building at 449 Broadway in South Williamsburg, Brooklyn. Located at the intersection of Broadway and Hewes Street, the lot is one block from the Hewes Street subway station, serviced by the J and M trains. Yosef Beer is listed as the owner behind the applications.

The proposed 60-foot-tall development will yield 9,467 square feet, with 4,902 square feet designated for commercial space and 4,565 square feet for community facility space. The concrete-based structure will also have a cellar and three enclosed parking spaces.

Amr Ouda of Jay Architect & Engineering is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  2. Your article says: “the lot is one block from the Hewes Street subway station”. Did you look at the picture that is part of the article? Looks like the subway station stairs are directly in front of the property.
