Permits have been filed for St. John Villa, a five-story middle and high school facility at 45 Cleveland Place in Staten Island’s Concord neighborhood. Located north of the intersection between Cleveland Place and Garson Avenue, the lot is close to the Verrazano Expressway. NYC School Construction Authority is listed as the owner behind the applications.

The proposed 87-foot-tall development will yield 184,800 square feet designated for community facility space. The building will have 1,350 new seats, a lobby, cafeteria for up to grade 12, kitchen, and an indoor sports facility with seating. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

The three new schools would consist of an approximately 764-seat Gifted and Talented primary school/intermediate school (PS/IS) and two separate, independently operated intermediate/high schools (IS/HS) that would collectively provide approximately 1,350 seats. The two IS/HS would share a gymnasium, auditorium, kitchen, and lobby.

Michael Bischoff of PEI Cobb Freed & Partners Architecture is listed as the architect of record.

Demolition permits have not been filed yet for the parking lot on the site but is expected to begin in March. An estimated completion date has not been announced, but construction is expected to begin in May.
