The affordable housing lottery has launched for 95-25 Waltham Street, a 16-story residential building in Jamaica, Queens. Designed by Angelo Ng + Anthony Ng Architects and developed by Amar Marketing Enterprise 2 LLC, the structure yields 52 residences. Available on NYC Housing Connect are 22 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $65,109 to $134,160.
Residences include patios, energy-efficient appliances, and washers/dryer available for purchase and installation. Amenities include a recreation room, gym, outdoor terrace, storage, bike storage lockers, covered parking with electric vehicle charging stations, and laundry service. Tenants are responsible for electricity including the stove and heat.
At 80 percent of the AMI, there are three studios with a monthly rent of $1,757 for incomes ranging from $65,109 to $99,440; 14 one-bedrooms with a monthly rent of $1,875 for incomes ranging from $69,909 to $111,840; and five two-bedrooms with a monthly rent of $2,232 for incomes ranging from $84,069 to $134,160.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 28, 2025.
