The New York City Department of Housing Preservation and Development (HPD) has announced the development team for The Stemma, an 11-story affordable housing development at 1388-1400 Stebbins Avenue in Crotona Park East, The Bronx. Developed by the Doe Fund, Xenolith Partners, and Ametrine Group, the structure will yield 149 affordable apartments and a 30,000-square-foot community recreation center. The project is being built on a long-vacant city-owned lot between East 170th Street and Jennings Street.
Designed to Passive House standards, the project will include amenities such as indoor gardens, rooftop terraces, and dedicated space for social services. The community recreation center, operated by nonprofit Asphalt Green, will feature two swimming pools, a basketball court, and fitness areas. An additional 14,000 square feet of green space will be available to residents, and the building will be powered by geothermal energy and solar panels.
The rendering in the main photo depicts a rectangular massing beginning with a glass-clad base framed with bronze-hued mullions, with a double-height atrium on the northern end of the building. The bulk of the structure is enclosed in a light gray façade surrounding a grid of recessed windows, with three thin bronze-hued cornices leading up to the roof parapet. The southern end features a contrasting envelope of floor-to-ceiling glass with light gray mullions and spandrels, and a translucent canopy covers a landscaped roof deck.
The closest subways from The Stemma are the 2 and 5 trains at the Freeman Street station.
