Construction Underway At 32-34 Walker Street in Tribeca, Manhattan

Work is underway at 32-34 Walker Street, the site of a seven-story residential building in Tribeca, Manhattan. Designed by SOMA Architecture in collaboration with Turett Collaborative and developed by Urban Capital and Prosper Property Group, the 30,000-square-foot structure will yield five condominium units in three- to four-bedroom layouts, as well as ground-floor retail space. The project will also involve the restoration of the cast iron façade and interiors of 34 Walker Street, a five-story L-shaped building surrounding the construction site. Turret Collaborative as the architect of record for the development, which is located at the northeast corner of Walker and Church Streets.

The former two-story occupant of 32 Walker Street has been fully razed and crews are in the process of unearthing the site below street level. Meanwhile, another team has begun to gut the interiors of 34 Walker Street. Given its modest scale, 32 Walker Street could potentially top out in the second half of this year.

The rendering in the main photo depicts the building from across from Church Street, previewing the Landmarks Preservation Commission-approved design that blends seamlessly with the cast iron character of the neighborhood. The façade will be composed of light gray limestone surrounding recessed floor-to-ceiling windows with shallow Juliet balconies. Wood-paneled trim surrounds the fenestration and is particularly prominent around the retail frontage. Both the Church and Walker Street elevations of 34 Walker Street are shown restored with a fresh white paint on the cast iron façades and cornices.

Though not visible from the rendering, the building will feature a seventh story that is set back from the street to reduce visibility. This upper volume’s footprint will extend over the roof of 34 Walker Street, and will culminate in a bulkhead, as seen in the below elevation diagram.

Full-floor homes will start at 3,500 square feet with 12- to 16-foot ceiling spans. The property will also include a duplex penthouse unit. Sales and marketing are being led by Peter Zaitzeff of SERHANT. New Development.

The nearest subways from the property are the A, C, and E and N, Q, R, and W trains at the two Canal Street stations to the north.

32-34 Walker Street’s anticipated completion date is slated for the second quarter of 2026.

    This is a most happy ending for an important corner property that will stitch the neighborhood back together. The design is modern, yet perfectly fits with the beautiful historic cast iron architecture. Great job, SOMA.

  5. Seems like a real win for Tribeca. The project creates more residential, eliminates an extremely unsympathetic low scale MCM infill, and most importantly restores two historic cast iron facades, including the removal of the fire escapes.

    Originally, the site had a 5-story “iron” building similar to its neighbors. This was demolished for a low building used as a restaurant.
