The affordable housing lottery has launched for 88-11 179th Place, an eight-story mixed-use building in Jamaica, Queens. Designed by Design 101 LLC and developed by Palwinder Singh, the structure yields 49 residences. Available on NYC Housing Connect are 15 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $69,875 to $218,010.
Residences come equipped with patios or balconies, air conditioning, hardwood floors, smart controls for heating and cooling, energy-efficent appliances, and name-brand kitchen appliances, countertops, and finishes. Amenities include a rooftop terrace. Tenants are responsible for electricity including heat and gas stove.
At 80 percent of the AMI, there are six one-bedrooms with a monthly rent of $1,863 for incomes ranging from $69,875 to $111,840, and four two-bedrooms with a monthly rent of $2,223 for incomes ranging from $84,000 to $134,160.
At 130 percent of the AMI, there is one one-bedroom with a monthly rent of $3640 for incomes ranging from $124,800 to $181,740, and four two-bedrooms with a monthly rent of $4,347 for incomes ranging from $149,040 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 31, 2025.
