The affordable housing lottery has launched for Baisley Pond Park Residences, a 12-story mixed-use building at 143-06 135th Avenue in Jamaica, Queens. Developed by Slate Property Group and designed by Aufgang Architects, the structure yields 318 residences. Available on NYC Housing Connect are 125 units for residents at 50 to 60 percent of the area median income (AMI), ranging in eligible income from $26,880 to $100,620.

Amenities include full-time 24/7 security, shared laundry room, indoor garden, community room, children’s playroom, fitness room, computer room, and tenant storage.

At 50 percent of the AMI, there are 25 studios with a monthly rent of $784 for incomes ranging from $26,880 to $62,150; three one-bedrooms with a monthly rent of $980 for incomes ranging from $33,600 to $69,900; and one two-bedroom with a monthly rent of $1,175 for incomes ranging from $40,286 to $83,850.

At 60 percent of the AMI, there are 83 studios with a monthly rent of $996 for incomes ranging from $34,149 to $74,580; ten one-bedrooms with a monthly rent of $1,244 for incomes ranging from $42,652 to $83,880; and three two-bedrooms with a monthly rent of $1,493 for incomes ranging from $51,189 to $100,620.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 19, 2025.
