The affordable housing lottery has launched for CORE NYC, a 22-story residential building at 98-10 63rd Road in Rego Park, Queens. Developed by Chuang Heng Rego Park LLC, owned by Jade Century Properties, the structure yields 260 residences. Available on NYC Housing Connect are 78 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,400 to $218,010.
Amenities include a rooftop deck, lobby, coworking area, garden, bike-storage lockers, gym, yoga and dance studio, children’s playroom, a doorman, and a community center. Residences have floor-to-ceiling windows, air conditioning, washers and dryers, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for household electricity including stove, heat, and cooling.
At 130 percent of the AMI, there are seven studios with a monthly rent of $1,995 for incomes ranging from $68,400 to $161,590; 14 studios with a monthly rent of $2,195 for incomes ranging from $75,258 to $161,590; 27 one-bedrooms with a monthly rent of $2,595 for incomes ranging from $88,972 to $181,740; and 30 two-bedrooms with a monthly rent of $3,050 for incomes ranging from $92,743 to $167,570.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 16, 2025.
