The affordable housing lottery has launched for The Houston, a 12-story residential building at 280 East Houston Street in Manhattan’s East Village. Designed by Hill West Architects and developed by SMA Equities, the structure yields 157 residences. Available on NYC Housing Connect are 40 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $33,909 to $218,010.
Amenities include bike storage lockers, gym, media room, outdoor areas, common area Wi-Fi, recreation room, business center, shared laundry room, and a rooftop terrace. Units are equipped with washers and dryers, dishwashers, air conditioning, smart controls for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes. Rent includes all utilities.
At 40 percent of the AMI, there are 13 studios with a monthly rent of $989 for incomes ranging from $33,909 to $49,720; two studios with a monthly rent of $1,087 for incomes ranging from $37,269 to $49,720; and one two-bedroom with a monthly rent of $1,059 for incomes ranging from $36,309 to $55,920.
At 60 percent of the AMI, there are nine one-bedrooms with a monthly rent of $1,589 for incomes ranging from $54,480 to $83,880, and seven two-bedrooms with a monthly rent of $1,906 for incomes ranging from $65,349 to $100,620.
At 130 percent of the AMI, there are three studios with a monthly rent of $3,532 for incomes ranging from $121,098 to $161,590; four one-bedrooms with a monthly rent of $3,786 for incomes ranging from $129,806 to $181,740; and one two-bedroom with a monthly rent of $4,543 for incomes ranging from $155,760 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 27, 2025.
