Demolition preparations have begun at 1477 Third Avenue, the site of a 15-story residential building on Manhattan’s Upper East Side. Designed by BKSK Architects and developed by Noam Shemel of Kano Real Estate Investments, the 159-foot-tall structure will span 25,754 square feet and yield nine condominium units with an average scope of 2,677 square feet, according to permits filed in 2022. The development will also contain 1,658 square feet of commercial space, a cellar level, and a 19.5-foot-long rear yard. The narrow 4,745-square-foot property is located between East 83rd and East 84th Streets.
Construction fencing and a sidewalk shed have been assembled in front of the two-story commercial occupant of the site, and scaffolding will likely cover its second floor in the coming weeks as crews begin the demolition process.
The below Google Street View image shows the property before the start of demolition preparations. Kano purchased the property for $8.5 million from Rodney Spring & Spring Swinehart in 2022. Cuashman & Wakefield brokered the deal.
No renderings have been revealed for 1477 Third Avenue apart from the below axonometric zoning diagram. This illustration depicts a straightforward massing with two corner cutouts on the southern elevation. Additional setbacks are located on these corners at the top floor, presumably creating space for private terraces. The structure culminates in a mechanical bulkhead on the northern edge of the roof.
The nearest subway from the development is the Q train at the 86th Street station to the east along Second Avenue.
Demolition is slated for completion this June, as noted on site. A construction timeline for 1477 Third Avenue has yet to be announced.

Bookended by boredom, this could be interesting. We can only hope.
I sincerely hope the cast iron columns and pilasters can be salvaged – perhaps for another project, they’re precious. I do see the target building was built in 1895. It’s too bad this little gem couldn’t be restored.
