Exterior work is moving along on Dekalb Commons, a pair of seven-story all-affordable residential buildings at 639 and 652 DeKalb Avenue in Bedford-Stuyvesant, Brooklyn. Designed by Magnusson Architecture & Planning and developed by St. Nick’s Alliance in partnership with Bedford Stuyvesant Restoration Corporation, the architecturally cohesive structures will collectively span 89,000 square feet and yield 85 rental units in studio- to three-bedroom layouts. The properties are located across DeKalb Avenue from each other, on interior lots between Nostrand and Marcy Avenues.
The superstructures stand topped out with their grids of floor-to-ceiling windows almost fully in place. Crews are currently preparing their exteriors for the installation of their façades, which will be composed of white and gray metal paneling. The building on the northern side of the street at 639 DeKalb is a little further ahead, with most of the façade support framework already in place. Sidewalk sheds obscure the progress on their ground floors.
The rendering in the main photo looks west at the opposing structures, with 652 DeKalb on the left. The below image focuses solely on 652 DeKalb Avenue, but with slightly different façade design in which the white and gray paneling are reversed.
The following image shows 639 DeKalb Avenue, also with the alternate façade configuration.
The affordable housing lottery recently launched for Dekalb Commons. Available on NYC Housing Connect are 60 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $22,869 to $154,080. Tenants are responsible for electricity, including electric stove. Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 9, 2025.
Amenities will include elevators, free building-wide Wi-Fi, bicycle storage, green roofs, rear outdoor sitting areas, and a shared community room located at 652 DeKalb Avenue.
Dekalb Commons also includes a separate third residential property located at 1187 Fulton Street, by the border with Crown Heights. This four-story development is expected to have a higher price point for its rental units, which will reportedly help fund the affordable housing in the other two buildings.
The nearest subway from the development is the G train at the Bedford-Nostrand Avenue station.
Dekalb Commons is aiming for Passive House certification and is slated for completion ths August, as noted on site.
