Updated Plans Announced for Herkimer-Williams Mixed-Use Affordable Housing Plan In East New York, Brooklyn

Brooklyn-based development firm Totem has released an updated proposal for Herkimer-Williams, a planned mixed-use development surrounding Broadway Junction in East New York, Brooklyn. Revisions for the 2-acre, multi-building campus follow more than two years of community outreach. The development is planned to feature affordable housing, commercial and light industrial space, neighborhood-serving retail, and dedicated areas for community services and public open space.

The latest plan increases the number of permanently affordable housing units from 600 to up to 1,000 while scaling down commercial office space from 750,000 to 440,000 square feet. A total of 100,000 square feet of light industrial space will be preserved, and 114,000 square feet of retail space will be adjusted to better support smaller, neighborhood-scale businesses. Revised plans allocate up to 85,000 square feet for community facilities, potentially for local educational institutions, and include reduced building heights with a 60-foot reduction to the tallest tower.

Totem’s revised proposal also includes infrastructure and public realm improvements. Plans now preserve Herkimer Street with pedestrian upgrades instead of the previously proposed street de-mapping. The project includes up to 25,000 square feet of publicly accessible open space and coordination with the City on a new public plaza adjacent to the Broadway Junction station.

    This area is completely underutilized given the conjunction of so many transit options. Cut even more proposed office and retail, and build what we need most – housing.
