The affordable housing lottery has launched for The Botanica, a 17-story residential building at 931 Carroll Street in Crown Heights, Brooklyn. Designed by Strekte & Strekte Architecture and developed by Cornell Realty and Carmel Partners, the structure yields 169 residences. Available on NYC Housing Connect are 55 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $37,612 to $175,000.

Amenities include pet-friendly policies, a dog washing station, garage with electric vehicle charging stations, gym, playground, outdoor terrace, on-site resident manager, virtual doorman, package lockers, green space, bike storage lockers, shared laundry room, common area wifi, community center, media room, party room, recreation room, business center, and a rooftop terrace.Residences come equipped with dishwashers, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including electric stove and heat.

At 40 percent of the AMI, there are 14 one-bedrooms with a monthly rent of $933 for incomes ranging from $37,612 to $58,320; and eight two-bedrooms with a monthly rent of $1,104 for incomes ranging from $45,395 to $70,000.

At 60 percent of the AMI, there are six one-bedrooms with a monthly rent of $1,463 for incomes ranging from $55,783 to $87,480; and 16 two-bedrooms with a monthly rent of $1,739 for incomes ranging from $67,166 to $105,000.

At 100 percent of the AMI, there is are seven one-bedrooms with a monthly rent of $2,522 for incomes ranging from $92,092 to $145,800; and four two-bedrooms with a monthly rent of $3,010 for incomes ranging from $110,743 to $175,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 13, 2025.

    Hi I wold like to get a three bedroom apartment at the is location very convenient for my would place next to the botanic garden would be perfect even if it’s the only one three bedroom apartment hold it for me thank you .
