Permits have been filed for an eight-story mixed-use building at 2760 Morris Avenue in Fordham, The Bronx. Located between East 196th Street and Jerome Avenue, the lot is walking distance from the Kingsbridge Road subway station, served by the 4 train. Aaron Yaghoobian is listed as the owner behind the applications.

The proposed 74-foot-tall development will yield 54,134 square feet, with 52,536 square feet designated for residential space and 1,598 square feet for community facility space. The building will have 96 residences, most likely rentals based on the average unit scope of 574 square feet. The concrete-based structure will also have a cellar and a 25-foot-long rear yard.

John Alleyne of Becall Engineering Services Inc. is listed as the architect of record.

Demolition permits were filed earlier this month for the two-story structure on the property. An estimated completion date has not been announced.

  1. They’re going to raze those houses? They look nice.

    • The boarded up one in the middle is not so nice. The ones to either side might not be the subject structures.

    Looking at the immediate neighborhood, its 90% 6 and 7 story buildings, so this development will fit in just fine, scale-wise.

    • That is totally true. This was happening in the 1920s and 1930s too.

      However, we’re getting Badaly boxes instead of say, Art Deco treasures from the likes of Horace Ginsbern and J.M. Felson.

  3. It is a shame to lose such nice neighborhood looking houses, but hopefully the new structure will not take away from the comfortable feel these houses provided, aesthetically
