A rendering was recently released for 140 Lexington Avenue, a forthcoming seven-story residential building in Rose Hill, Manhattan. Designed by Isaac & Stern Architects and developed by Guy Peleg, the 91-foot-tall structure will span 15,433 square feet and yield 12 condominium units with an average scope of 1,214 square feet. The project will also include 721 square feet of commercial space, 141 square feet of community facility space, a cellar level, and a 30-foot-long rear yard. The formerly vacant site is located at the corner of Lexington Avenue and East 29th Street.
The street-level rendering shows a straightforward rectangular massing clad in floor-to-ceiling glass framed by a grid of gray stone. A section of black metal paneling runs from the bulkhead extension to the main entrance at the center of the wide southern elevation, breaking up the fenestration. The penthouse unit will feature a glass rooftop pavilion along with an expansive landscaped terrace.
A wraparound wooden sidewalk fence has been assembled around the lot, though no signs of imminent groundbreaking were spotted.
The nearest subway from the development site is the 6 train at the 28th Street station along Park Avenue South.
140 Lexington Avenue’s anticipated completion date is slated for spring 2027, as noted on site.

Decent design, for an office building.
But the low floors and narrow streets mean occupants are on display every moment unless drapes are always drawn. Strange times…
