Construction is progressing on 1601 DeKalb Avenue, a nine-story, two-building residential complex in Bushwick, Brooklyn. Designed by Aufgang Architects and developed by Camber Property Group and RiseBoro Community Partnership, the $75 million project will yield 127 affordable housing units in studio to three-bedroom layouts. Forty-five of the homes will be reserved for stable housing, and the property will provide supportive services for young families. The development is located between Wyckoff and Irving Avenues with frontage on both DeKalb Avenue and Hart Street.
The reinforced concrete superstructures were completed since our last update in mid-October, when the northern component was on the verge of topping out and the bulkier volume was in the process of being framed with CMU blocks. This portion of the structure is now almost fully enclosed in its gray brick façade on its eastern and western faces, and the grid of windows has been installed across the entire development. Only the ground floor and taller northern ends of the project remain to be enclosed. The latter likely won’t be finished until its two construction hoists are dismantled.
The rendering in the main photo depicts the main eastern side of the building along DeKalb Avenue, highlighting its stepped massing that is mirrored on its opposite western sibling. The eastern elevation’s ground-floor frontage extends farther to the south than its counterpart, and the entrance will sit beneath a canopy at its center.
1601 DeKalb Avenue is the first project to take shape under a recent rezoning initiative by local elected officials, Brooklyn Community Board Four, and various community stakeholders. The affordable homes will be divided into 33 studios, 52 one-bedroom, 24 two-bedroom, and 18 three-bedroom units. The apartments will also meet the Enterprise Green Communities Criteria and feature all-electric heating and cooling systems.
Amenities will include 24/7 security, bike storage, community rooms, and an open landscaped courtyard between the two structures.
The nearest subway from the site is the L train at the DeKalb Avenue station.
1601 DeKalb Avenue’s anticipated completion date is slated for January 2026, as noted on site.

This is taking a long time to finish for some reason. Yes, the brick “waves” have a very rough surface adjacent to the smoother faced brick of the same color. At first I thought it was a mistake. The design is very basic, but a vast improvement from the huge surface parking lot it replaced.
