Construction was recently approved for The Parker, a 16-story all-affordable residential building at 632-636 South Broadway in Yonkers, New York. Designed by GLUCK+ and Liza H. Fogliano, and developed by MacQuesten Development, the structure will yield 160 units, ground-floor retail space, and 146 enclosed parking spaces. The property is located at the corner of South Broadway and Caryl Avenue, directly to the north of Caryl Field.
The street-level rendering looks at the northern corner of The Parker. The garage entrance is situated along South Broadway, and the retail frontage wraps around the western and northern profiles. Above, the parking levels are enclosed in a screen of glossy brown louvers. The main tower’s façade is composed of brown, beige, and white brick with dark cornices wrapping around the two setbacks and the roof. The fenestration will feature an orderly grid of rectangular windows, and a glass curtain wall will enclose the upper levels of what appears to be an egress stairwell at the northeastern corner of the structure.
The 160 homes will be consist of seven studios, 69 one-bedroom, 64 two-bedroom, and 20 three-bedroom apartments. One of the two-bedroom units will be reserved for a superintendent. Forty-three percent of apartments will be designated for families earning up to 50 percent of the AMI, 47 percent for those earning up to 60 percent AMI, and the remaining 10 percent for families at up to 80 percent AMI. Residential amenities will include a recreation center, a communal laundry room, and a ground-floor fitness center.
The property is currently occupied by a low-rise commercial building, as seen in the below Google Street View image.
The Parker is part of a $174.5 million affordable housing initiative that also includes The Abbey on the Park, which will be located at 21-23 Park Avenue. The projects are expected to collectively create 410 construction jobs and add 242 new residential units to the neighborhood. The Parker is projected to create between seven and ten permanent jobs upon completion.
Construction is expected to cost $116.2 million and begin in the second quarter of next year. Completion is slated for sometime in 2029.

Maybe thry maxed put the allowed buildable sq ft here but it’s a shame this isn’t at least a 30 story building to take better advantage of the great views over Van Cortlandt Park.
I don’t understand why Yonkers is scared to build anything over 20 stories!
Especially not at its highest points. This building would have sweeping views not just of the city but of the palisades. The taller the better.
Maybe because of zoning?
true it should be more, as in taller for the views, but that said it looks to make excellent use of the lot.
