Permits have been filed for a 16-story mixed-use building at 35-17 42nd Street in Astoria, Queens. Located between 35th Avenue and Northern Boulevard, the lot is within walking distance of Steinway Street subway station, served by the E, F, M, and R trains. Joel Weiss of Heartfelt Townhouse Build is listed as the owner behind the applications.
The proposed 177-foot-tall development will yield 162,468 square feet, with 160,078 square feet designated for residential space and 2,390 square feet for commercial space. The building will have 67 residences with a total 234 residences on the lot, most likely rentals based on the average unit scope of 684 square feet. The concrete-based structure will also have a 20-foot-long rear yard.
Joseph Frankl of JFA Architects & Engineers DPC is listed as the architect of record.
Demolition permits were filed this month for the single-story structure on the site. An estimated completion date has not been announced.
