Plans Approved For 626 Palisade Avenue in Jersey City, New Jersey

Plans have been approved for 626 Palisade Avenue, a four-story residential building in The Heights district of Jersey City, New Jersey. Designed by Weckenmann Architecture for the 626 Palisade Group LLC, the 43-foot-tall structure was unanimously approved on October 9 by Jersey City’s Zoning Board and will yield 43 rental units, three of which will be affordable. The project will also include 939 square feet of ground-floor retail space. The property is located between North Street and Congress Street.

The rendering shows the front western elevation and its earth-toned brick exterior. The fenestration of rectangular floor-to-ceiling windows will be surrounded by protruding brick frames on floors two through four, while the ground floor will utilize dark metal cladding around the main entrance and retail space, which is depicted occupied by a restaurant. New tree-lined sidewalks will surround the building.

The site is currently occupied by a low-rise building set back from the street by a surface-level parking lot, as seen in the below Google Street View image. The new building will abut the lot line walls of the two neighboring properties directly to the north and south.

The units will be divided into ten studios, seven one-bedrooms, six two-bedrooms, and one three-bedroom. The three affordable units will consist of one studio, a one-bedroom, and a three-bedroom.

Residential amenities will include 12 bicycle parking spots and a 1,200-square-foot rooftop deck. There will also be unspecified spaces measuring 650 square feet on the first level and 500 square feet on the top floor.

A construction timeline for 626 Palisade Avenue has yet to be announced.

  1. Smaller multi-unit buildings like that are the key to greatly boosting the housing stock in the NYC metropolitan area.
