Permits have been filed for a six-story residential building at 641 Grand Street in East Williamsburg, Brooklyn. Located between Leonard Street and Manhattan Avenue, the lot is near the Graham Avenue subway station, served by the L train. Joseph Banda of Ranco Capital LLC is listed as the owner behind the applications.

The proposed 65-foot-tall development will yield 25,545 square feet designated for residential space. The building will have 35 residences, most likely rentals based on the average unit scope of 729 square feet. The concrete-based structure will also have a 38-foot-long rear yard and 13 enclosed parking spaces.

Daniel Bernstein of Kutnicki Bernstein Architects is listed as the architect of record.

Demolition permits were filed in October for the single-story commercial structure on the site. An estimated completion date has not been announced.

    Definitely an improvement from a single story building, but the 13 parking spaces might indicate the grocery store won’t be coming back. This property has no curb cut and the city needs to stop allowing new ones.
