The affordable housing lottery has launched for The Lumina Apartments, a seven-story residential building at 33–25 Junction Boulevard in North Corona, Queens. Designed by ABC Engineering and developed by Ashok Patel of Kellys Properties LLC, the structure yields 24 residences. Available on NYC Housing Connect are five units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $81,086 to $140,000.
Amenities include a garage, bike storage lockers, a rooftop terrace, gated access, recycling center, a shared laundry room, package lockers, virtual doorman, and outdoor space with barbecue grills and prep kitchen. Residences include dishwashers, air conditioning, hardwood floors, energy efficient appliances, and name-brand kitchen countertops and finishes. Tenants are responsible for electricity including stove, hot water, and heat.
At 80 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,117 for incomes ranging from $81,086 to $116,640, and two two-bedrooms with a monthly rent of $2,452 for incomes ranging from $97,406 to $140,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 23, 2026.
