New permits have been filed for a 28-story residential building at 21 Park Place in Tribeca, Manhattan. Located between Broadway and Church Street, the lot is near the Park Place subway station, served by the 2 and 3 trains, and the A and C trains at Chambers Street station. Paul Reehling of PARC New York LLC is listed as the owner behind the applications. Previous plans were filed for a 14-story hotel at the site, which never came to fruition.
The proposed 325-foot-tall development will yield 77,591 square feet designated for residential space. The building will have 25 residences, most likely condos based on the average unit scope of 3,103 square feet. The steel-based structure will also have a cellar but no accessory parking.
David Kubik of BKSK Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

So it will be two slivers side by side. Hopefully it won’t be set back from the street wall, hopefully.
Hopefully the design looks good as BKSK’s Village West project
