Construction is rising on 65 Franklin Street, a 24-story residential building in Tribeca, Manhattan. Designed by COOKFOX Architects and developed by Sky Equity Group under the 65 Franklin LLC, the 293-foot-tall structure will span 235,000 square feet and yield 106 condominium units in one- to five-bedroom layouts. The project will also include 17,000 square feet of commercial space on the first two floors, a private porte-cochère entrance, and a 24-space parking garage in the cellar. The property is located at the southeast corner of Franklin Street and Broadway.

The tower has climbed above street level since our last update in November 2025, when the revised design was revealed and foundation permits had just been filed by Hamish Whitefield Architects. The development team broke ground in April, and with foundation work now complete, the superstructure’s lowest floors now rise above the construction fencing that has wrapped the corner since 2018.

Renderings show the tower clad in a tan brick façade, a departure from the cast iron-inspired metal and glass of the site’s previous proposal. The massing incorporates setbacks at the midpoint of the southern elevation and on the upper levels, with landscaped loggias lining select terraces. The fenestration is composed of groupings of tall rectangular windows and arched openings on the upper stories and at the double-height ground floor, where retail will front Broadway beneath 22-foot ceilings.
Amenities at 65 Franklin Street will include a swimming pool and parking, and interiors will use natural materials and refined color palettes.
The closest subways from the development are the J, Z, N, Q, R, W, and 6 trains at the Canal Street stations to the north. Also nearby is the 1 train at the Franklin Street station to the west.
