Anagram Gowanus Tops Out At 450 Union Street In Gowanus, Brooklyn

Construction has topped out on Anagram Gowanus, a 20-story residential building at 450 Union Street in Gowanus, Brooklyn. Designed by SO-IL and developed by Global Holdings, Tankhouse, and McArthur Holdings, the 203,000-square-foot structure will yield 158 rental apartments in studio- to three-bedroom layouts. The project will also feature 22,000 square feet of ground-floor retail space. Magnusson Architecture & Planning is the architect of record for the project, which is located at the intersection of Union and Bond Streets.

The building is Global Holdings’ fifth development under the Anagram brand and the first outside Manhattan.

Substantial progress has occurred since our last update in October, when construction had just surpassed the podium levels. The following photos show the reinforced concrete superstructure built to its pinnacle, and the bulk of the building below already framed and enclosed in white insulation boards.

Amenities at Anagram Gowanus will include coworking areas, fitness spaces, a children’s playroom, and rooftop terraces. Approximately 25 percent of units will include private terraces, while nearly all residences will feature Juliette balconies and dual-corner exposures offering views of Manhattan, Brooklyn, and the New York Harbor.

The rendering in the main photo previews the finished look of the building’s cascading massing and tan brick façade. The canal-facing elevation has a through-building cutout on the third through seventh floors, with terraces bridging the divide with shaded outdoor space for select units.

The below renderings offer a closer look at the same side of the building, highlighting the main entrance and second-floor terrace, which will feature hanging vegetation. The cutout is also visible above, along with additional terraces atop the building’s many setbacks. The final rendering previews the retail frontage along the broad southern elevation along Union Street, as well as the stacked bond pattern of the tan brick façade.

The project will also add 5,700 square feet of publicly accessible waterfront space along the Gowanus Canal, contributing to the city’s broader waterfront revitalization efforts. KSK Construction Group is serving as general contractor, with Raptor Concrete managing the foundation and superstructure work.

The closest subways from the property are the R train at the Union Street station and the F and G trains at the Carroll Street station.

The project is scheduled for completion in the second quarter of 2027.

  1. Pace of construction has been incredible! The sawtooth facade also looks great in person – some of my favorite architectural work along the canal

  2. This building reaches the qualities of Lobel Schlossman Bennett and Dart’s 1950’s-60’s humanistic designed apartment towers in Chicago, and they were referenced to Aalto. Good building for others to emmulate.

  3. One suggestion to you folks at YIMBY. While information on these buildings is great, would really like to know the status of all the retail that is bringing brought to the neighborhood. That’s where the real change occurs for those living in and around all of this construction. The retail space hopefully will enhance the neighborhood with quality, service oriented retailers. one that we’ve already seen, on Union Street, is union market, which is a welcomed addition. Any additional reporting you can do on the retail space would be greatly appreciated. Thank you.

    This is another great product that is coming to the Gowanus area…I like that this area is coming alive. I pray I can obtain 1 of these apartments. I am a life-long resident of Gowanus.
