Construction Imminent for 396-Unit Building at 22 Fulton Street in Newark, New Jersey

Construction is set to commence on 22 Fulton, a 21-story residential building at 22 Fulton Street in Newark, New Jersey. Designed by Beyer Blinder Belle and developed in a joint venture between SK Development and the Berger Organization, the structure will yield 396 rental units. The project will also include 4,800 square feet of retail space and 106 parking spaces. The property is located in a Qualified Opportunity Zone near the intersection of Fulton and Broad Streets.

The rendering above previews a bulky rectangular massing with a lone setback topped with a landscaped terrace on the western elevation along Fulton Street. A green wall is shown covering the windowless southern face of this four-story volume. The façade will be composed of red brick framing a grid of large windows with black metal frames, and the structure culminates in a flat roof with several small mechanical extensions. New tree-lined sidewalks will surround the ground-floor frontage.

The main entrance will be located at the southern end of the main western elevation, as shown in the following rendering.

The property is currently occupied by a surface-level parking lot, as seen in the below Google Street View image. Sections of the lot have been fenced off since construction machinery arrived over the fall.

The housing inventory will consist of 315 market-rate apartments, 80 affordable units for households earning 60 percent of Newark’s area median income (AMI), and one staff unit. Homes will come in studio to two-bedroom layouts. Amenities will include a coworking lounge, an outdoor terrace, a lounge, and an outdoor courtyard.

The developers recently secured $250 million in financing from Walker & Dunlop Inc. to complete the project.

Groundbreaking is expected to occur in the coming months and completion is slated for the end of 2028.

    • What do you expect in downtown, Newark, a RAMSA masterpiece? Get real. This has to be a huge improvement for the area regardless of your aesthetic objections.

      • What exactly is the issue here? It’s got bricks it’s got greenery. You really want the zillionth facsimile of a RAMSA building just to call your own? They’re not that cool I promise you.

      Over the years, I have notice some rebuilding as I passed through Newark on the train. There was a former factory (?) with a mansard roof and interesting chimney that was converted to residential. I have only been in the city once to use their library years ago when the trip was not without risk. It is pleasing to note any improvement.

  5. Newark has a subway to NYC (Path train).
    plus great infrastuture.

    the region needs new housing.

    What % are designated affordable ?

    or are they market rate- which means rents will go down as supply increases. economics 101 supply and demand.

    They do need to have a downtown where folks want to live and feel safe.

  7. This development is a welcome improvement to the area. The neighborhood is not bad, a Whole Foods, a commuter train to NY Penn station in 25 minutes and New Jersey’s finest art museum as well as the world class NJPAC are all a few minutes walk away from this project, whoever dull it may look.

  8. That should have read “however full it may look.” So glad to see so much new construction in Newark. The city has a ways to go but it’s light years from how it was in the 90s. I hope it continues. I hope more people discover the architectural gems the city has to offer.

  10. Revisiting this post about 22 Fulton, I want to first apologize for the typos of my previous posts. Now I compose my comment in Word first, lol. I take issue with the comment that insinuates that Newark doesn’t deserve great architecture. Imagine if the late Frank Gehry felt that way about Bilboa Guggenheim built in a once industrial area that too had seen better days when the museum there was proposed. This building, 22 Fulton is massive but it will work. The higher floors facing east will offer stunning views of Manhattan without the NYC prices.

    There is a Ralph Thomas Walker building a block away! Also, the Newark Museum a short walk from the site has a thoughtful and wonderful annex by the great architect Michael Graves. The Pavilion and Colonnade Apartments a short walk north and past the lovely and historic Italianate Renaissance revival Broad Street RR station building were designed by Mies Van der Rohe! If one is ever in the area at the site of 22 Fulton, please check out the exterior AND interior of the Byzantine Romanesque First Baptist Peddie Memorial Church across the street. Too late if you think good architecture is a waste for a place like Newark, NJ, it already has great architecture. Hopefully more good design is to come but that is why the progressive renaissance of the city is so wonderful and long overdue and crime continues to decline. That’s a good thing.
