The affordable housing lottery has launched for Douglass Port Apartments, a 15-story residential building at 251 Douglass Street in Gowanus, Brooklyn. Designed by Fogarty Finger Architects and developed by Charney Companies and Tavros Capital, the structure yields 260 residences. Available on NYC Housing Connect are 65 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $34,766 to $175,000.
Amenities include a fitness center, yoga and dance studio, rooftop sundeck and outdoor barbecue area, a children’s playroom, coworking space, a basketball court, bike storage, tenant storage, package lockers, virtual doorman, common area Wi-Fi, and garage parking with electric vehicle charging stations.
Residences are equipped with air conditioning, intercoms, washers and dryers, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 40 percent of the AMI, there are two studios with a monthly rent of $903 for incomes ranging from $34,766 to $51,840; 12 one-bedrooms with a monthly rent of $961 for incomes ranging from $37,303 to $58,320; and 12 two-bedrooms with a monthly rent of $1,142 for incomes ranging from $44,983 to $70,000.
At 60 percent of the AMI, there are six studios with a monthly rent of $1,397 for incomes ranging from $51,703 to $77,760; seven one-bedrooms with a monthly rent of $1,491 for incomes ranging from $55,475 to $87,480; and 13 two-bedrooms with a monthly rent of $1,777 for incomes ranging from $66,755 to $105,000.
At 100 percent of the AMI, there are three studios with a monthly rent of $2,386 for incomes ranging from $85,612 to $129,600, and ten two-bedrooms with a monthly rent of $3,048 for incomes ranging from $110,332 to $175,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 23, 2026.

This seems nice enough with a dramatic exterior.
Good Looking simple new apartment-Decent neighborhood.
I’m curious what’s going on with the development next to this one, one block to the north on 3rd Ave. Work appears to be stalled around th 7th or 8th floor, with rebar sticking up, but no visible progress in a while. Anyone know?
