Sunset Pier 94 Studios, Manhattan’s first purpose-built film and television production campus, has opened in Hell’s Kitchen. Designed by Gensler and developed by Vornado Realty Trust, Hudson Pacific Properties, and Blackstone Real Estate, the campus introduces a new production hub with 232,000 square feet of leasable space. The property is located to the west of Twelfth Avenue at West 54th Street.

The facility was unveiled this week at a ribbon-cutting ceremony attended by the joint venture partners, the New York City Economic Development Corporation (NYCEDC), elected officials, and community stakeholders.

Sunset Pier 94 Studios includes six purpose-built sound stages with heights of up to 36 feet, 145,000 square feet of production support space and offices, and on-site parking. The campus also integrates amenities such as a mill for set construction and office space with Hudson River views. The studio aims to meet growing demand for production space in New York, following recent expansions to the state’s film and TV tax credit program.

Paramount Television Studios has signed on as a key tenant, leasing two sound stages and production office space for the second season of Dexter: Resurrection. Additional leases are expected to be announced soon, with strong demand reported from other production companies.

Community-focused features of the development include 25,000 square feet of waterfront open space, upgraded bike paths, new public restrooms, and nearly 2,000 square feet of amenity space for local use.

It would seem the number of new studios for NY/NJ is endless.

  2. This is a win-win, I used to live in Greenpoint B’klyn where they already have pier space very similar to this near Williamsburg. For a city w/ the size & “gravitas” of NY, this type of development is integral to further enhance the city’s overall economic vitality, etc. Plus, w/ hot & talented actresses like Jenifer Lawrence living in SoHo, etc, more TV & Film production here, means more $ stays within the “local” economy & less fossil fuels wasted on those pesky transcontinental flights to LA, etc👍

  3. I can’t imagine how they could make this building uglier, which is surprising because unlike the architect of this project, I have an imagination.

    • What is essentially a warehouse can be a challenge to make look less warehousey.

    • Yonah, the exterior is designed for practical use, while the stages being designed and built on the inside are what matters more at this site. It’d seem excessive hiring a starchitect firm like Zaha Hadid to go all out on a building that’s going to constantly change its interiors

I remember this job, because my union had a picket line there. It’s a sad day when a non-union company can put up a building in the heart of NYC. Workers, working in an already dangerous environment no matter what the safety precautions are in place for less money and benefits while the contractors take home a handsome salary.

  5. Does New York City Economic Development Corporation (NYCEDC) have a policy about non-Union labor contracts?
