The affordable housing lottery has launched for Glenmore Manor, an 11-story mixed-use building at 76 Christopher Avenue in Brownsville, Brooklyn. Designed by Think! Architecture and Design and developed by Brisa Builders, the structure yields 150 residences. Available on NYC Housing Connect are 150 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $22,492 to $160,720.
The amenities include 24-hour security, fitness room, a shared laundry room, common area Wi-Fi, bike storage, package room, community room, tenant storage, party room, and outdoor courtyard. Residences have air conditioning, energy-efficient stainless-steel appliances, and name-brand kitchen appliances. Tenants are responsible for electricity.
At 30 percent of the AMI, there are 14 one-bedrooms with a monthly rent of $711 for incomes ranging from $28,115 to $43,740; 34 two-bedrooms with a monthly rent of $840 for incomes ranging from $33,738 to $52,500; and 12 three-bedrooms with a monthly rent of $959 for incomes ranging from $38,983 to $60,270.
At 50 percent of the AMI, there are 16 studios with a monthly rent of $560 for incomes ranging from $22,492 to $64,800. These units are set aside for seniors 62 and older.
At 60 percent of the AMI, there are eight studios with a monthly rent of $1,289 for incomes ranging from $47,486 to $77,760; five one-bedrooms with a monthly rent of $1,622 for incomes ranging from $59,349 to $87,480; 13 two-bedrooms with a monthly rent of $1,933 for incomes ranging from $71,212 to $105,000; and six three-bedrooms with a monthly rent of $2,223 for incomes ranging from $82,320 to $120,540.
At 70 percent of the AMI, there are eight studios with a monthly rent of $1,532 for incomes ranging from $55,818 to $90,720; five one-bedrooms with a monthly rent of $1,926 for incomes ranging from $69,772 to $102,060; 13 two-bedrooms with a monthly rent of $2,298 for incomes ranging from $83,726 to $122,500; and five three-bedrooms with a monthly rent of $2,644 for incomes ranging from $96,755 to $140,630.
At 80 percent of the AMI, there are six two-bedrooms with a monthly rent of $2,662 for incomes ranging from $96,206 to $140,000, and five two-bedrooms with a monthly rent of $3,065 for incomes ranging from $111,189 to $160,720.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 16, 2026.

Wow, I didn’t even know about this one. Why is it the census # on NYC’s population has hovered around 🤔 8.1-8.5 million for the past 75 years😅, when to me it seems increasingly closer to a Tokyo, São Paulo, or Mexico City, etc. Given the rampant rate of unprecedented construction in NYC the past 30 years, NON-STOP!, (of which I’ve worked on numerous projects through those years), there is no way, in my mind, NYC could be any less than 10 mill, & probably closer to 12+ mill easy🤷♂️.
Todd, it is because those cities build places meant for people to live in. In New York we build luxury housing, intended for investment purposes only.
