The affordable housing lottery has launched for 400 Thatford Avenue, a three-story residential conversion in Brownsville, Brooklyn. Designed by Baobab Architects and developed by Simon Kaufman, the structure yields 70 residences. Available on NYC Housing Connect are 17 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $37,955 to $129,600.
Residences are equipped with washers and dryers, air conditioning, and name-brand kitchen countertops, finishes, and modern appliances. Amenities include bike storage lockers and a shared laundry room. Tenants are responsible for electricity including stove and heat.
At 40 percent of the AMI, there are three studios with a monthly rent of $940 for incomes ranging from $37,989 to $51,840; and three studios with a monthly rent of $963 for incomes ranging from $37,955 to $51,840.
At 60 percent of the AMI, there are two studios with a monthly rent of $1,490 for incomes ranging from $56,846 to $77,760; and six studios with a monthly rent of $1,513 for incomes ranging from $56,812 to $77,760.
At 100 percent of the AMI, there are three studios with a monthly rent of $2,613 for incomes ranging from $94,526 to $129,600.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 10, 2026.
