Permits have been filed for a four-story residential building at 2038 Union Street in Brownsville, Brooklyn. Located between East New York Avenue and Sutter Avenue, the lot is near the Sutter Avenue–Rutland Road subway station, served by the 2, 3, 4, and 5 trains. Jeno Silberstein is listed as the owner behind the applications.
The proposed 50-foot-tall development will yield 24,406 square feet designated for residential space. The building will have 40 residences, most likely rentals based on the average unit scope of 610 square feet. The concrete-based structure will also have a cellar, penthouse, a 20-foot-long rear yard.
Amr Ouda of Jay Architect & Engineering is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

It’s very close to the 3 train at Sutter-Rutland, a 15-minute walk to the 4 train at Utica, but nowhere near the 2 or 5 trains. Please consider double-checking the subway map before publishing articles.
(sorry if that was a harsh comment – Google Maps does show the station as 2/3/4/5, but that’s somewhat misleading. The MTA subway map would be a more accurate source of info.)
Well 4 stories at 50 feet high of “almost anything” would handily beat the sad state of squalor it’s currently in 🤷♂️👍☮️🕊️🙂
