Public Art Mural Debuts At 77 Water Street Construction Site In Financial District, Manhattan

ArtBridge and the Downtown Alliance have unveiled the first mural resulting from a new public art initiative aimed at enhancing construction sites across Lower Manhattan. The installation wraps around all four sides of 77 Water Street, a 26-story tower currently undergoing an office-to-residential conversion led by Vanbarton Group in the Financial District. The artwork, titled I See The Sky From The Other Side, was designed by award-winning artist Eirini Linardaki and spans 700 linear feet of construction fencing at the property, which is bounded by Gouverneur Lane, Old Slip, and Front Street.

The mural offers an interpretation of the Lower Manhattan skyline, incorporating fabric patterns collected from communities across New York City to reflect the boroughs’ cultural diversity. Linardaki was one of six New York City-based artists selected by a committee formed through the Downtown Alliance and ArtBridge partnership. The vinyl mural will remain in place for at least one year during the ongoing redevelopment, which will deliver 647 new rental apartments by 2027.

The mural initiative stems from a program launched in early 2025 following the implementation of Local Law 163, which requires property owners to either install artwork or formally opt out when erecting temporary structures. The Downtown Alliance and ArtBridge partnership provides grants to help property owners fund installations, offering up to $10,000 or 25 percent of the project cost at five sites within the district.

The closest subways from 77 Water Street are the R and W trains at the Whitehall Street–South Ferry station; the J and Z at Broad Street; and the 4 and 5 trains at the Wall Street and Bowling Green stations.

  2. Sorry but I hope tax dollars are not going to nonsense construction site beautification projects like this. Laughable that anyone thinks this is a worthwhile use of resources, time or money. And I am a patron of the arts..

  3. Just invite the graffiti artists to dress it up for free.
