Renderings Revealed for Elleven by Gomes at 16–18 Oliver Street in Newark, New Jersey

A new series of renderings have been revealed for Elleven by Gomes, a six-story residential building planned for 16–18 Oliver Street in Newark, New Jersey. Developed by The Gomes Group under the A&R Limited Capital LLC, the structure will yield 225 rental apartments, with 20 percent reserved for affordable housing. The project will also include ground-floor retail and a suite of residential amenities. The property is alternately addressed as 330–338 Mulberry Street and is bounded by Oliver Street, Mulberry Street, East Kinney Street, and McCarter Highway.

The renderings looks north at Elleven by Gomes from the corner of McCarter Highway and Oliver Street. The building will feature a typical five-over-one layout with several stacks of balconies lined with glass railings. The façade will be composed of black, white, and gold-hued paneling surrounding a grid of large windows. Green walls adorned with signage for the property will be interspersed across the exterior, and decorative cornices will cap the upper corners. New tree-lined sidewalks will line the East Kinney, Mulberry and Oliver Street elevations. The developers will also make a donation to the city’s tree fund in lieu of planting along McCarter Highway.

The property is currently occupied by three low-rise commercial buildings and a parking lot, as seen in the below Google Street View image.

The rental units will be divided into 106 studios, 99 one-bedrooms, and 20 two-bedroom units. Forty-five will be set aside for affordable housing in compliance with Newark’s inclusionary zoning ordinance.

Residential amenities will include an outdoor zen garden, a rooftop terrace with grilling stations and al fresco dining, a dog park, and 85 parking spaces.

The structure is planned with sustainability in mind and will feature three stormwater detention basins to capture runoff along East Kinney Street.

The Newark Central Planning Board recently approved the project, and the developer is planning to apply for a long-term tax abatement from the Newark City Council.

A construction timeline for Elleven by Gomes has yet to be announced.
