New renderings have been revealed for Archer Towers II, a forthcoming 22-story residential building in downtown Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the 353,000-square-foot structure will yield 400-mixed income rental units. The project will also include 2,164 square feet of commercial space and 67 on-site parking spaces for residents. The property is located between 165th Street and Guy Brewer Road.
The exterior rendering looks west along Archer Avenue showing a bulky superstructure with two setbacks that fan out into steps on the southern elevation. The façade will be composed of tan paneling surrounding floor-to-ceiling windows grouped into a grid at two-story intervals. Brown spandrels will span between the windows within the grid and on the narrower southern elevation.
The lobby will feature high ceilings, exposed concrete columns, and ample natural light exposure.
Units will come in studio, one-bedroom, and two-bedroom layouts and will be reserved for those earning between 40 to 110 percent of the area median income (AMI). Sixty units are designated as OurSpace units for formerly homeless households with light-touch services.
Residential amenities will include a lounge, a children’s playroom, fitness center, and a coworking space.
BRP Companies recently closed on a $303 million construction loan to carry out the project. The capital stack includes tax-exempt bonds issued by the New York City Housing Development Corporation (HDC), a subsidy from the New York City Department of Housing Preservation and Development (HPD), and Low-Income Housing Tax Credit equity. Wells Fargo is serving as both the letter of credit provider and the investor for the tax credit equity.

Archer Towers II is slated to begin construction in the first quarter of 2026, and is anticipated to be completed in 2028.

A decent design that goes with the adjacent 1960s parking garage. But that huge footprint garage, with only 3 floors, needs to have hundreds of housing units above it. This is wasted prime real estate.
I agree. It’s such a wasted space that could be used for more housing in the middle of downtown Jamaica
It replaces a Kinney system parking garage. So add more residents, which is fine, but where will they park? Where will anyone park?
