The affordable housing lottery has launched for 75-42 Grand Central Parkway, a four-story residential building in Forest Hills, Queens. Designed by T.F. Cusanelli and Filletti Architects and developed by George Baharestani, the structure yields eight residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $94,458 to $227,500.
Units are equipped with dishwashers, air conditioning, and patios or balconies. Tenants are responsible for electricity, including stove, hot water, and heat.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,475 for incomes ranging from $94,458 to $189,540, and one two-bedroom with a monthly rent of $2,750 for incomes ranging from $109,200 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 5, 2026.
