The first renderings have been revealed for 56 Great Jones Street, a planned 25-story mixed-use building in Noho, Manhattan. Designed by Fogarty Finger and developed by Lonicera Partners, the 275-foot-tall structure will span at least 203,627 square feet and yield up to 94 condominium units. The project will also include 88,553 square feet will of commercial space. The property is alternately addressed as 348 Bowery and located at the northwest corner of Great Jones Street and Bowery.
The rendering above looks north along Bowery at the full building, which will feature a multifaceted massing with a setback around the midpoint and a T-shaped form above. The façade is depicted composed of white paneling surrounding floor-to-ceiling windows in a two-story grid with protruding metal frames. The fenestration utilizes broader windows on the upper stories and a tighter arrangement on the lower half, where the commercial space will presumably be located. The building culminates in a central bulkhead.
The following diagram shows two potential outcomes for the project. The structure could be built as of right with the design on the left, which would feature a sheer northern lot line wall. This version would yield 88 condominium units with an average scope of 1,307 square feet, including 27 designated as Mandatory Inclusionary Housing (MIH) units.
The iteration on the right would require landmark approval, as it incorporates a cantilever on its northern face that extends over 354 Bowery, which sits within the NoHo Historic District Extension. If approved, this scheme would yield 94 units with 30 designated as MIH.
The property is currently occupied by several low-rise residential and commercial buildings along both Great Jones and Bowery, as seen in the below Google Street View image. These include the former home of The Bowery Market, which closed last October, as well as 350 and 352 Bowery to the north. Noho Food Market, which occupies the ground level of 352 Bowery, is planning to relocate to the empty storefront at 354 Bowery.
The nearest subways from the ground-up development site are the 6, B, D, F, and M trains at the Broadway–Lafayette/Bleecker Street station to the southwest.

No affordable apartments or community amenities in a building so much taller than the surrounding buildings that it seems out of context? What is the net loss of affordable housing “achieved” by this zoning change?
