Residential Conversion and Expansion Revealed for 609 Fifth Avenue in Midtown East, Manhattan

New renderings have been revealed for the proposed 29-story office-to-residential conversion and vertical expansion of 609 Fifth Avenue in Midtown East, Manhattan. Designed by Rafael Viñoly Architects and developed in a joint venture between RJ Capital Holdings and Top Rock Holdings, the project would more than double the height of the existing 14-story office structure from 187 feet to 408 feet tall and increase its square footage by 93,000 to nearly 226,000 square feet. The revamped building is slated to yield 66 condominium units. The property is alternately addressed as 4 East 49th Street and located at the southeast corner of Fifth Avenue and East 49th Street.

A rendering reveals 720 East 187th Street, a future six-story mixed-use residential building in Belmont, The Bronx. Designed by IMC Architecture, the structure will yield a total of 34,000 square feet with four affordable housing units sitting above ground-floor commercial space. The project is also known as Crotona Residence and is located at the intersection of East 187th Street and Crotona Avenue.

$42 Million Award Announced To Create 200 Supportive Housing Units Across NYC

New York State has awarded $42 million to seven community-based organizations to create 200 scattered-site supportive housing units for adults experiencing chronic homelessness in Brooklyn, The Bronx, Manhattan, and Queens. Administered by the state Office of Mental Health, the funding will support Housing First placements for people enrolled in programs such as Safe Options Support, Intensive Mobile Treatment, and Shelter Partnered Assertive Community Treatment. Awardees include Options for Community Living, Comunilife Inc., CLUSTER, Venture House, and ACMH Inc.

Permits Filed for 2132 Frederick Douglass Boulevard in Harlem, Manhattan

Permits have been filed for a 13-story mixed-use building at 2132 Frederick Douglass Boulevard in Harlem, Manhattan. Located between West 115th Street and West 116th Street, the lot is one block from the 116th Street subway station, served by the B and C trains. David Rabizadeh of Joseph Development LLC is listed as the owner behind the applications.

New York YIMBY 2025 Report Showcases More Than 57,000 Proposed Residential and Hotel Units

Just as New Yorkers are getting used to brand new additions to the city’s celebrated skyline like the 1,388-foot-tall colossus of the JPMorgan Chase Tower at 270 Park Avenue, numerous new additions are already on the drawing boards throughout the five boroughs. The numbers are in for new building permits filed for with the Department of Buildings in 2025, with a total of 1,972 new permits combining to 67.5 million square feet. These developments, which range from more skyline-altering supertalls to humble garages on the city outskirts, will provide a combined total of 57,352 residential and hotel units (predominantly residential), millions of square feet of commercial space, and 248 high-rise buildings with ten or more stories.
