Permits have been filed for a 13-story mixed-use building at 2132 Frederick Douglass Boulevard in Harlem, Manhattan. Located between West 115th Street and West 116th Street, the lot is one block from the 116th Street subway station, served by the B and C trains. David Rabizadeh of Joseph Development LLC is listed as the owner behind the applications.

The proposed 135-foot-tall development will yield 64,933 square feet, with 60,567 square feet designated for residential space and 4,366 square feet for commercial space. The building will have 88 residences, most likely rentals based on the average unit scope of 688 square feet. The concrete-based structure will also have a cellar, penthouse, a second-floor rooftop terrace, and a 35-foot-long rear yard.

Avinash Malhotra of AKM Architects LLP is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. Harlem really needs to allow for much taller buildings if it wants to create more housing.

    Excellent news. There are so many vacant lots and single story buildings in Harlem ready for redevelopment, while preserving the adjacent historic buildings with stabilized rent.

  3. Much of Harlem is very beautiful ( Looking at you Mt. Morris/Marcus Garvey historic district) and a part of Manhattan that is well served by mass transit. Hundreds of tall towers could be built but at the expense of the almost San Francisco like low rise feel many blocks there have. With CPN in mind, I see many new developments in the near future. I hope they are tasteful and provide some affordable housing for long time residents and young families alike.

    I walk by this site once a month on my way to the Lidl store, and I’m very happy to see this. I am disappointed, however, that the 116th Street corner, with its little jumble of crummy buildings (the Ecogreen building was stripped of its interesting iron work several years ago), is not included in the development.
