The affordable housing lottery has launched for Forte Living, an 18-story residential building at 205 East 110th Street in East Harlem, Manhattan. Designed by Studio V Architecture and developed by Fouerti Realty, the structure yields 209 residences. Available on NYC Housing Connect are 53 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $72,000 to $167,570.
Residences are equipped with washers and dryers, air conditioning, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, hot water, and heat.
Amenities include a dog washing station, bike storage lockers, gymnasium, spa, pool, community center, recreation room, business center, rooftop terrace, sundeck, barbecue grills and prep kitchen, coworking space, storage, common area Wi-Fi, gated access, package lockers, recycling center, and green space.
At 40 percent of the AMI, there are 13 one-bedrooms with a monthly rent of $1,013 for incomes ranging from $41,589 to $58,320, and eight two-bedrooms with a monthly rent of $1,169 for incomes ranging from $50,092 to $70,000.
At 60 percent of the AMI, there are ten one-bedrooms with a monthly rent of $1,595 for incomes ranging from $61,543 to $87,480, and 34 two-bedrooms with a monthly rent of $1,875 for incomes ranging from $74,298 to $105,000.
At 130 percent of the AMI, there is one studio with a monthly rent of $3,526 for incomes ranging from $72,000 to $124,150; one one-bedroom with a monthly rent of $3,634 for incomes ranging from $131,452 to $189,540; three one-bedrooms with a monthly rent of $3,750 for incomes ranging from $135,429 to $189,540; five two-bedrooms with a monthly rent of $4,321 for incomes ranging from $158,160 to $227,500; and one two-bedroom with a monthly rent of $4,449 for incomes ranging from $162,549 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 27, 2026.
