Renderings have been revealed for 250 Flatbush Avenue, an eight-story mixed-use building at 250 Flatbush Avenue in Park Slope, Brooklyn. Designed by ZArchitecture PLLC and developed by Tolib Mansurov under the 250 Flatbush LLC, the 85-foot-tall structure will span 35,436 square feet and yield 20 condominium units with an average scope of 1,358 square feet. The project will also include 8,257 square feet of commercial space, a cellar level, and a 20-foot-long rear yard. The property is composed of several abutting interior parcels from 250 and 258 Flatbush Avenues between St. Mark’s Avenue and Prospect Place.

The renderings show a large rectangular massing with a dramatic cantilever at the northern end of the upper levels. The façade will be composed largely of beige stone surrounding floor-to-ceiling windows and glass doors leading to multiple balconies on the main eastern profile. A setback on the southern half of the eighth floor will create space for an expansive terrace, and the levels above will be clad in black metal paneling. This treatment will also be used across much of the southern elevation, as well as for a narrow strip running down the center of the eastern face and wrapping around the fifth floor beneath the cantilever. The ground-floor frontage will feature double-height windows, and a landscaped terrace is visible at the northern end of the roof.

The property is currently occupied by a row of one-story commercial structures.

    The conversion of one-story “taxpayers” to residential buildings is happening in many places. It seems the fitness studio/gym was a holdout. The cantilever will be the subject of comment.

    Actually, the street to the West is St. Mark’s AVENUE not PLACE. Often confused. St. Mark’s Place is two blocks long and between 3rd and 5th Avenue only. Weird.
