Construction has broken ground for 1920 Turnbull, a 22-story affordable and supportive housing building at 1920 Turnbull Avenue in Soundview, The Bronx. Designed by Magnusson Architecture and Planning and developed by Gilbane Development, Strada Development LLC, and the Center for Urban Community Services (CUCS), the structure will yield 228 affordable rental units, including 137 permanent supportive housing units reserved for formerly homeless individuals and families. The project will also include a 3,500-square-foot on-site services office operated by CUCS. The property is located between Pugsley Avenue and White Plains Road.

The $175 million project reached financial close earlier this year, and site remediation is being carried out concurrently with construction under the New York State Brownfield Cleanup Program. Renderings depict a multifaceted massing with a series of stepped setbacks topped with landscaped terraces around the building’s midpoint. The lower levels will be clad in gray paneling, while the upper stories above the setbacks will feature a white envelope. A canopy, likely carrying a photovoltaic array, is shown atop the flat roof.

Amenities will include a 24/7 staffed lobby, outdoor recreation space, a fitness room, community room, bicycle storage, and laundry facilities.

1920 Turnbull Avenue is being designed to Passive House and Enterprise Green Communities standards, with high-performance insulation, energy recovery ventilation, and fully electric heating, cooling, hot water, and cooking equipment. Ninety of the apartments will be income-restricted to households earning up to 60 percent of area median income, and supportive services and rental assistance will be funded through the city’s 15/15 program. Council Member Farías directed $3.5 million in FY2026 capital funding to the project.

The project site previously sat as an underutilized surface parking lot. 1920 Turnbull is the first of two planned buildings on the assemblage; Phase 2 is expected to add 207 additional affordable apartments, of which 18 percent would be designated as permanent supportive housing, bringing the two-phase total to 435 units. Phase 2 is expected to get underway within the next year, pending city approvals.

Completion is slated for March 2029.

A very decent design and admirable project that is unfortunately far from the train.

    • It really isn’t. I use to live in Stevens (buildings across the street).
Its a good 12 min walk to Parkchester. Now you have the BX 36 and BX 39 that run pretty consistently.

    • It’s not that far and there are frequent buses to and from (like 5 minute bus ride). And this location has a ton of amenities nearby, major commercial corridor.

  2. Nice, & anything beats a parking lot

  3. Looking as good or better than many fussed up, higher end buildings..

  4. This is a great neighborhood. Unfortunately it’s going to be very overcrowded. If you drive you will need to get a parking space as it’s limited already. The lines to board the bus to the train are horrible with school kids, senior going to doctors appointments and people just try to get to work.
LORD BLESS US ALL AS PEOPLE NEED A NICE PLACE TO LIVE AND WE ALL ARE GOING TO PACK OUR PATIENCE!

    • The surrounding area has improved dramatically but it’s a major commercial corridor so it’s going to be busy.

The SBS Bx6 is also being rerouted to stop right in front of this development.

    • I go by that area time from time –busy and beautiful area. It always comes down to the people to take care of their neighborhood. Such great potential.

This building is bringing a lot of prospect for the businesses in the community as well as helping needed people and families live a better life. I am all for it.

  6. Technically Castle Hill. Castle Hill side of the neighborhood border.

  7. It’s not on this website but there is another 20 story highrise proposed a block away on the former Modell’s site, 945 White Plains Road. Currently going through ULURP. Along with Stevenson Square some good density planned along this corridor.
