Permits have been filed for a seven-story mixed-use building at 149-16 Archer Avenue in Jamaica, Queens. Located between Sutphin Boulevard and 150th Street, the lot is near the Sutphin Blvd–Archer Avenue–JFK Airport subway station, served by the E, J, and Z trains. Shulem Rabi is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 27,127 square feet, with 25,304 square feet designated for residential space and 1,822 square feet for commercial space. The building will have 24 residences, most likely condos based on the average unit scope of 1,054 square feet. The concrete-based structure will not have any accessory parking.
