In the past, developers in Williamsburg have stuck to apartments, trying to cram as many studios and one- and two-bedrooms as possible into their zoning allotments, trying to capitalize on the influx of millennials seeking rental housing.
But as the neighborhood has moved from gentrifying to solidly established, it’s become a more attractive place for wealthy families, seeking more space than they could afford in Manhattan and more square footage than you can find in new condo buildings in Brooklyn. The demand for large units has run into a relatively restrictive zoning code and resulted in a few newly-built luxury townhouse projects in Williamsburg for the first time in generations.
Add to that list a quartet of new four-story, two-family homes on South First Street, which the developer – Investmates Real Estate, based on Kent Avenue – has revealed to YIMBY.
Construction is set to begin by the end of this year on the four townhouses at 127-131 South First Street, between Bedford and Berry. Each will measure about 4,000 square feet, with a garden apartment duplex topped by an owner’s triplex, with a private rooftop terrace created by the building’s fourth floor setback.
Red Hook-based ND Architecture & Design, led by Nataliya Donskoy, is responsible for the design of the red brick townhouses. Her firm is behind a number of Brooklyn rental projects, but she’s also taking on a few higher-end condo projects, such as Investmates’s 53 Grand Street, a nearby project revealed by YIMBY in July.
