Last week, we brought you news that a flurry of permit applications had been filed for a 16-unit apartment building at 15 West 119th Street, just off Fifth Avenue on the block below Marcus Garvey Park.

Now, the architect has shared a rendering of the project with YIMBY, and 15 West 119th Street will break ground either later this year or in early 2015.

The six-story rental building is designed by Melamed Architect, led by Yossi Melamed, and is being developed by the Pielet brothers, Uri and Yoni. It will hold 16 apartments within nearly 11,000 square feet of residential space, with one unit on the ground level, three above that, and two on the penthouse floor.

The rendering depicts a simple but handsome white building with black trim, and if it’s anything like the Pielet brothers’ first building, it should turn out as attractive as depicted, or even better. When their 145 123rd Street building opened, even Curbed had to admit, albeit grudgingly, that it looked nice. Like 15 West 119th Street, the 123rd Street building was predominately one-bedrooms, which were asking in the mid-$2,000s and appear to be mostly leased (though there’s still a ground level duplex with a large amount of outdoor space left, asking $3,195).

The building will sit on a 42-foot-wide lot, which the developers picked up in late 2012 at a great price – a bit under $400,000. At just $37 per buildable square foot, this was a $134,000 discount off the price the parcel fetched in 2007.
