The owner of a loft building with a checkered history at 269 Meserole Street in East Williamsburg wants to convert the building to apartments, according to alteration applications filed with the DOB yesterday.
The four-story factory would hold 18 residential units. The 19,324-square-foot building would remain the same size, and the new apartments would average 1,073 square feet each.
Six units would fill each of the first three floors, followed by a roof deck.
Karpen Moses, of South Williamsburg-based Waterfront Management New York, is the owner, and Angelo Costa, of Meltzer/Costa & Associates in Great Neck, will oversee the conversion.
The owner has already registered the building as as an Interim Multiple Dwelling (IMD) with the city Loft Board. Filing renovation plans is the next step in the lengthy process of getting a residential certificate of occupancy for the building.
But first, the owner will have to close the building’s long list of DOB violations. The property between Waterbury Street and Bushwick Place has racked up 30 building code violations since 2007, including a vacate order issued in 2011. Someone was running an illegal hostel with 30 people staying on the ground floor, and officials from the DOB and fire department shut it down four years ago.
269 Meserole happens to sit on the western edge of the East Williamsburg-Bushwick industrial zone, which is quickly becoming a hotbed of new hotels, trendy retail projects, and office conversions. It’s also only a few minutes away from the Montrose Avenue L stop.
