New, glassy residential towers have dramatically reshaped Long Island City and, now, the construction boom is moving north into Astoria. A local developer hopes to demolish a discount furniture store at 28-16 21st Street in Astoria and build a seven-story apartment building.
New building applications filed earlier this month call for 50 apartments and 7,000 square feet of retail. The corner site sits at the corner of 29th Avenue, about a 10-minute walk from the N/Q train stop at 30th Avenue. Those 50 units would be divided across 38,916 square feet of residential space, for an average unit measuring 778 square feet. With apartments smaller than 800 square feet, it seems likely that rentals are in the works.
The cellar will have a recreation space and laundry room, followed by two retail spaces on the ground floor, and eight to nine apartments apiece on the remaining six stories.
Middle Village-based Mahmoud Saab is the developer. He appears to have owned the property since 1991. The development site also includes a very small two-family wood frame house, which Saab purchased for $750,000 under an LLC in 2014. Midtown East-based Matthew Katz Architects will be responsible for the design.
