The Financial District hasn’t fully transformed into a residential neighborhood just yet, but each year it seems to be getting closer. Today, YIMBY has the reveal for another new development coming to the area, at 1 Beekman Street, thanks to eagle-eyed forum poster Rich Brome. The building is being designed by Rogers Stirk Harbour + Partners and developed by Urban Muse.
The building will rise 25 floors and 335 feet to its roof, yielding spacious average floor-to-ceiling heights of over 13 feet. While details on the site don’t specify condos versus rentals, Compass will be heading sales and marketing, and 1 Beekman’s 31 units will span between 900 and 2,900 square feet, which means condos seem very likely.
Despite the structure’s relatively short height, its design will make a substantial impact, as the location fronts directly onto City Hall Park. That means the tower (along with its future neighbor at 23 Park Row) will have permanent visibility.
Luckily for New Yorkers, the renderings look promising. Rogers Stirk Harbour + Partners is also behind the new 175 Greenwich Street, aka Three World Trade Center, and the industrial accents that distinguish that skyscraper also look to manifest in 1 Beekman, though in a slightly more subdued format. Here, the facade will consist of extruded metallic accents atop a more regular boxy envelope, but the combination will — at least, judging from the renderings — do justice to the site’s prominent street frontage.
Per developer Urban Muse, the base will include three commercial units of 4,500 square feet apiece, as well as a 3,200 square foot retail space. Even though that isn’t too significant, it will still complement the nearby 5 Beekman, as well as the bevy of options opening nearby at both Fulton Center and the WTC Transit Center.
Completion is expected in the spring of 2018.
